What plumbing, electrics and knocking a wall add

When a kitchen design keeps the sink under the same window and the hob in the same spot, trade costs are minimal. Once you move services or open a room up, allow for:

  • Plumbing first and second fix (€500 to €1,500). Rerouting hot, cold and 40mm waste pipes for an island sink, American fridge water line or relocated dishwasher, then reconnecting after the worktop goes on.
  • Electrical alterations (€500 to €2,000). Running a dedicated 32A/45A radial circuit for a high-draw induction hob, chasing an armoured floor feed to a kitchen island for pop-up sockets, and fitting under-cabinet LED profiles with a Safe Electric completion certificate.
  • RSJ steel beam wall knock-through (€2,000 to €4,000). Prop-and-needle support, demolishing the block wall between a kitchen and dining room, setting a structural steel beam on concrete padstones, and plasterboarding with fireline board.
  • Rip-out and skip hire (€400 to €900). Disconnecting and removing the old cabinets, tiles and worktop into a midi or builders skip.

Five things to check before signing off a kitchen quote

  • Carcass spec. Check that base and wall boxes are 18mm high-density MFC with rigid cam-and-dowel or glue-and-dowel backs (not thin 3mm hardboard backs that bow behind tall larders).
  • Drawer boxes vs shelves. Wide 800mm or 900mm soft-close pan drawers cost more than plain hinged doors with a single shelf, but hold twice the usable weight of pots and delph.
  • Stone worktop extras. Confirm whether laser templating, polished undermount sink cut-outs, drainer grooves, hob cut-out and 100mm stone upstands are included in the worktop figure.
  • End panels and plinths. Colour-matched 18mm end panels on every visible cabinet side and island back make up 15% to 20% of the door budget — make sure none are left off.
  • VAT rate. Under Revenue's two-thirds rule, when a contractor supplies and fits permanent kitchen cabinetry where the materials cost less than two-thirds of the total charge, the reduced 13.5% VAT rate applies to the supply-and-fit package (standalone appliances carry 23% VAT).

Questions homeowners ask

What is the average cost of a new kitchen in Ireland?

Most Irish households replacing a family kitchen in a 3-bed or 4-bed semi-detached or detached house spend between €10,000 and €16,000 within our mid-range bracket of €9,000 to €20,000, including rigid cabinets, painted Shaker or handleless doors, worktops and fitting.

Is the design and 3D CAD plan free?

Most independent Irish kitchen designers and fitters carry out the initial measure-up and 3D CAD design presentation free of charge as part of quoting the job.

How much deposit do kitchen companies take?

A typical schedule is a 30% to 50% deposit when you sign off the final CAD plan to put the cabinets and doors into manufacture, around 40% when the cabinetry arrives on site, and the final 10% balance upon snag-free completion.
